General Practice Surveyor

Morson are excited to offer an opportunity to work with our aerospace client in a General Practice Surveyor role.

The successful candidate would be able to support and lead the activities undertaken in the RE team including but not limited to : lease negotiation, lease administration, finance planning including risks and opportunities, Capital Expenditure business case compilation, acquisition & disposal of Real Estate, and master planning.

The jobholder:

• Will Project Manage Real Estate activities in UK in order to achieve operational and strategic company / functional objectives in full compliance with relevant regulations.
• Responsible to manage and optimise Real Estate activities within the UK Perimeter and generate Master Planning based on business requirements taking into account legal and financial aspects to manage the investment & divestment of real estate assets, support acquisitions, carve outs, disposals and leasing & renting.
• Must ensure transparency of real estate activities of all divisions and subsidiaries in the UK and ensure proper processing by supporting or managing relevant real estate projects.
• Will support the development and implement an optimized ownership structure for real estate assets also to support monetization as required in close relationship with Finance & Legal.
• Accountable to support the expected cost saving targets through consolidation of UK sites across divisions and optimized ownership / renting structure.
• Will Manage UK RE portfolio tasked by Head Office Real Estate to ensure development and maintenance of the strategy for property and real estate taking into account needs and priorities of the business and exterior factors as well as Master Planning i.e. simulation, definition and consolidation of site development plans along with Facilities Management organisations and other stakeholders based on standards and best practice at regional level.
Strategic development of the UK RE portfolio through investments, purchases, leases, divestments and de-renting to support the strategy and operations of the client’s majority-owned entities based on company standards and to ensure optimized use of RE assets.
• Will Project Manage ensuring adequate relationships with internal customers (Client divisions, sites, plants, subsidiaries, companies, mergers & acquisitions), with internal partners (Finance, Treasury, Tax, Legal & Compliance, GP) and externals (local authorities, landlords, investors, brokers, developers, governmental departments, general partners).
• Ensure understanding and anticipation of business & customer needs including active demand management and strong real estate supplier performance management to ensure delivery of projects to time, quality and cost.
• Management of Real Estate ownership in an optimized set-up in the client’s majority-owned entities in accordance with the client’s governance rules.
• Prepare, draft and Negotiate Lease Contracts for all clients majority-owned entities together with representatives from the Legal Practice Area Real Estate in UK.
