We have an exciting opportunity coming up for a Senior QS based in Barrow in Furness, Cumbria.

Senior QS would be responsible for commercial and contractual matters on site and to effectively manage surveyors/assistant surveyors to successfully deliver the project.

GENERAL
Ensuring effective cost management through regular and accurate forecasting and cost/value reporting.
Lead/manage procurement process to maximise profit and ensure subcontract orders placed on time and in accordance with the company policy.
Monitor and maximise cash flow.
Support, advise, develop and train all members of the site team on commercial matters.
Be aware of contractual requirements, advise site team on key requirements
Monitor and chase Main Contract payments

Review and commercially assess Main Contract conditions and advise on risk and scope areas and sub-contract packages for incorporation into the main tender. Assist Bid team and give tender input as required

Produce a Procurement Schedule in close conjunction with the Project Manager
Ensure all project aspects are understood and be aware of tender book allowances, risk and scopes.
Establish the first profit and loss forecast.

The Project team
Ensure staff are aware of their roles and responsibilities
Attend regular internal meetings held and ensure actions are closed out quickly

Subcontract management:
Ensure subcontractors are procured in accordance with commercial policy and scope of works clearly defined
Ensure high quality subcontracts are written, inclusive of responsibilities in terms of quality, programme, health, safety, environmental
Ensure accurate measurement of the subcontractors' works
Review and collate records of subcontractors work and investigate legitimacy of account records provided by subcontractor
Ensure contractual notices are issued in accordance with sub-contract and Local Democracy, Economic Development and Construction Act 2009
Ensure tsubcontract payment made are done on the basis that work has been carried out in accordance with contract and to correct quality
Compile accurate subcontractor liabilities, accruals, and ensure these are up to date and considered in forecast updates
Monitor and ensure subcontract attendances are provided in line with subcontract and any potential contra-charges are recorded and recovered
Produce with the Project Manager, subcontract and material procurement schedules
Accountable for alignment of Sub Contract and procurement information in accordance with programme

Client
Ensure client aspirations are understood, met and exceeded
Administering client instructions / directions in a timely manner as required by the contract
Agree formats for reporting and valuations with PQS
Advising members of the team of contractual requirements.
Ensure Client expectations are well managed
Provide client with cash flow and final account forecasts updated monthly

Commercial
Ensure accurate records of site activities undertaken and events are maintained and collated for easy reference
Ensure monthly valuations and commercial reports are produced on time
Maximise revenue opportunities
Identify and Manage scope and risks on an ongoing basis
Accountable for management of commercial involvement and understanding the programme at summary level.
Accountable for development of programme awareness of site team. Produce, monitor, chase and complete Warranty, PCG & Bond Tracking Schedules for consultants, main contract and sub contract

Ensure consultants are procured in accordance with company commercial policy and latest Consultancy Agreement.
Ensure appropriate resources are available for programme requirements
Ensure procedures administered in terms of compliance
Attend design team meetings regularly
Assist Project Manager in ensuring the project complies with company HSEQ policy

Ensure post contract review completed and actioned
Ensure sub-contracts are settled in a timely manner and final account statements signed by sub-contractors
In conjunction with Project Manager ensure defects after PC are completed by sub-contractor and issue notices to contractors that default on responsibilities. Apply for, invoice and chase payment of retention from Client

ESSENTIAL SKILLS/QUALIFICATIONS
Accredited course by Royal Institution of Chartered Surveyors (RICS), Chartered Institute of Building (CIOB) or Chartered Institution of Civil Engineering Surveyors (ICES).

Alternatively, degree with numerical or technical skills advantageous. Relevant HND subjects include building/construction, urban and land studies, civil engineering, structural engineering.

Adequate experience as an Assistant QS/QS.
