We have an excellent opportunity for a SENIOR PROJECT MANAGER to join a project from initial stages. The successful Candidate should have excellent skills in building/construction, preferably having managed high value contracts on 3-5+ storey office blocks / workshops / labs etc..
Operational support to specific tender as directed
Ensure full understanding of complete tender documentation
Ensure offer matches tender specification
Provide programme support and written text, plans, risk assessments etc
Chair and participate in meetings, interviews etc. with subcontractors, clients and stakeholders
Assist in producing scope documents and early procurement elements
Organise site mobilization including site set up. Ensure accurate Tender handover meetings held and HSEQ pre-start meetings
Deliver works safely and ensure team aligns to principles of IIF
Be familiar with and observe all statutory provisions applicable to construction and related industries
Provide health & safety plan for site, making adequate assessment of risks and ensuring safe systems of work and method statements produced, followed and reviewed
Ensure protective equipment is provided, maintained and used
Report accidents and incidents to health & safety manager
Arrange 4-weekly health & safety planning meetings
Complete Understanding of all project objectives.
Agree project targets with the director for Quality, Safety, Programming, Financial, Client, Staff Development
Review performance against responsibilities and give feedback
Follow PDR programme and enroll team members to help success
Build and maintain good relationship with client and external parties
Work to build strong relationships with client and cmanage expectations
Identify customer objectives, ensure regular feedback is collected and action plans in response to feedback are implemented
Manage and support production of resourced Construction Programme showing design, procurement, and construction phases with clearly defined critical path and key milestone dates
Manage preparation of material and subcontract schedules including Statutory Authorities for inclusion in programme
Establish areas of responsibility defined by programme and allocate to section leaders so whole team is involved in planning process
Monitor progress with up to date programmes so timely clear direction can be given to the team on critical construction/financial targets
Regular update meetings with team to review specific progress and update overall strategy if required. Give direction on key dates, critical path and areas of concern
Ensure programme kept fully up to date with as built info, changes, delays or lost time complete with references and measured against original.
Weekly review meetings with client to discuss progress
Provide regular formal progress updates to Director as company planning procedures
Manage production of as built information, records and dates on drawings and in diaries
Development, Management and Maintenance of Site Management Plan
Manage and control changes to scope, requirements, personnel etc.
Resist unnecessary change or preferential building or engineering solution.
Operate change control procedures, quote value and time implications of change in advance
Monitor progress against cost plans, programmes and quality/environmental plans
Prepare detailed cost plan with commercial manager
Working with planner to input and assess impact of change and entitlement to EOT
Ensure compliance with Management System, quality and environmental plans
Assist with audits. Manage stakeholder engagement
Assist with expanding supply chain and develop ongoing collaborative relationships with existing suppliers. Ensure designer deliverables are provided and monitor compliance with Design and Build procedures
Prepare and present project reports
Includes - Programme, costs, resources, Risk register
Highlight reports - progress and issues
End of project reviews and lessons learnt
Monthly client progress reports
4-weekly SQE minutes/reports
Working hour/accident reports
Ensure work is completed Defect Free to minimise rework during Maintenance Period
Ensure post completion paperwork - H&S Files, As-Builts etc are completed in timely manner
Ensure subcontract accounts and main accounts are resolved
Ensure completion certificate is issued by client
Ensure all actions to realise release of retention are carried out.
Ensure project close out reviews and subcontractor feedback scores are carried out.
Organise a project close out Audit.

ABLE TO PRODUCE WORK PACKAGE PLANS, TASK BRIEFING SHEETS AND IMPLEMENT SAFE SYSTEMS OF WORK
DETAILED KNOWLEDGE OF SAFETY, QUALITY AND ENVIRONMENTAL ISSUES
SUFFICIENT EXPERIENCE IN BUILDING AND CONSTRUCTION
