An excellent opportunity for a SENIOR PROJECT MANAGER to join a project from initial stages. The successful Candidate should have experience as follows:

TENDER and PRE CONSTRUCTION
Operational support to specific tender as directed by the Director
Act as Bid Manager if needed
Ensure offer matches tender specification
Provide programme support and written text, plans, risk assessments
CHair and participate in meetings, interviews etc. Assist in producing scope documents and early procurement elements

CONSTRUCTION

Deliver works safely and ensure team members align to principles of IIF. Observe relevant statutory provisions applicable to construction and related industries

Implement company procedures for dealing with sub-contractors and ensure co-operation and co-ordination between parties sharing the workplace
Provide overall health & safety plan, making adequate assessment of risks, and ensuring safe systems of work and method statements are produced, followed and reviewed
Ensure activity and/or substance-specific assessments under Control of Substances Hazardous to Health (COSHH) Regulations are made and communicated. Complete Understanding of all the project objectives

Agree project targets with director for Quality, Safety, Programming, Financial, Staff Development. Understand tender philosophy, pricing and programming

Ensure team members are aware of roles and responsibilities
Regularly review performance against responsibilities and give feedback
Work to build strong relationships with the client and constantly manage expectations. identify customer objectives, ensure regular feedback is collected and that action plans in response to feedback are implemented

Develop Tender Programme into a construction programme. (Within 4 weeks of award)

Manage and support production of a resourced Construction Programme showing design, procurement, and construction phases with a clearly defined critical path and key milestone dates in line with company standards
Manage and support preparation of a project forecast (Within 6 weeks of award)
Manage preparation of material and subcontract schedules including Statutory Authorities for inclusion in programme
Enroll clients representative in the project plan so that he is aware of the critical path and the resources to be employed. Present programme to the client team so that there is no doubt over the strategy.Monitor progress with up to date programmes so that timely clear direction can be given to the team on critical construction/financial targets.

Ensure programme is kept fully up to date with as built information, changes, delays or lost time complete with references and measured against original
Discuss implication of any revisions to programme with the client if changes occur and present a revised programme if applicable
Constantly review future strategy
Regularly review financial progress and review trends so overspend is identified and corrective action taken with Director/Contracts Manager
Manage production of as built information
Development, Management and Maintenance of Site Management Plan

Prepare management plan.
Spot checks to ensure systems are on track. Identify and evaluate risks, determine and manage actions, maintain Risk Register

Manage and control changes to scope, requirements, personnel etc. Operate change control procedures, quote value and time implications of change in advance of doing work. Ensure accurate records are kept.

Monitor progress against cost plans, programmes and quality plans
Prepare detailed cost plan with commercial manager
Reconcile costs. Monitor labour and plant costs against planned activity
Working with Planner to assess impact of change and entitlement to EOT
Assist with audits. Ensure detailed reporting against preliminary forecasts

Manage stakeholder engagement. Supply chain expansion. Subcontractors to be approved before starting and procurement of suppliers in line with Supply Chain Policy.

Manage design. Ensure designer deliverables are provided. Monitor compliance with Design and Build procedures.

Prepare and present project reports
Monthly client progress reports, SQE minutes/reports, Working hour/accident reports. Seek approval of significant deviation. Prepare and maintain project information

POST CONSTRUCTION

Ensure work is completed Defect Free to minimise rework

Post completion paperwork - H&S Files, As-Builts to be completed
Ensure completion certificate is issued by client
Ensure actions for release of retention are carried out.
Project close out reviews and subcontractor feedback scores completed
Project close out Audit
