Property Manager , Permanent, Gloucester

The purpose of this post is to manage Clients extensive land and property holdings in Anglesey and South Gloucestershire to ensure the sites are safe and ready for development, and to ensure the efficient management of Horizon's workplaces including office buildings and facilities.

Activities to be delivered by Post

  • Manage Clients owned and leased estates at Wylfa and Oldbury to ensure that properties are suitably maintained, income is maximised and collected efficiently, tenants are compliant with contractual requirements and appropriate insurance arrangement are in place (supported by appointed external managing agents)
  • Ensure compliance with all real estate related regulatory and statutory requirements
  • Manage and assess all necessary surveys in respect of properties which Client owns or seeks to acquire
  • Develop and maintain the estate terrier database and ensure property documentation is fully updated and key dates are prioritised
  • Manage visitor/contractor access arrangements and Health & Safety requirements at the Oldbury site
  • Oversee the efficient provision of facilities at Horizon's expanding Head Office, working in conjunction with the Facilities Coordinator
  • Assist in the development and management of compensation and hardship policies for residents affected by Clients developments
  • Assist with land and property transactions including acquisitions and disposals, together with other real estate requirements as required by the development projects
  • Ensure compliance with Horizon's commercial processes and all other corporate policies including Health & Safety

Key accountabilities of the Post

  • Accountable to Head of Property for:
  • Management of owned and leased land and property
  • Compliance with real estate related regulatory and statutory requirements
  • Development and maintenance of estate terrier database
  • Management of visitor access and health & safety at Oldbury
  • Overseeing efficient provision of Head Office facilities
  • Liaison with stakeholders

QUALIFICATIONS, EXPERIENCE, SKILLS AND TRAINING

  • A track record of success and achievement demonstrated within relevant roles. Evidence of delivering work to deadlines and quality standards
  • Demonstrates a track record of success, achievement and learning in career to date, adding value within relevant positions
  • Membership of the Royal Institution of Chartered Surveyors (RICS)
  • Significant experience of managing a diverse residential, commercial and/or agricultural property portfolio (in-house or agency)
  • Experience of management of facilities in relation to high quality office accommodation
  • Experience of the development of infrastructure or other major commercial installations
  • Consistently demonstrates behaviours aligned to Horizon values: safety, courage, integrity, collaboration and inspiration
  • Ability to learn, adapt and thrive, delivering value in a changing and evolving organisation
  • Significant experience of contract management ideally within a real estate environment
  • Flexibility and mobility to undertake business travel as required
