Facilities Operations Manager - Hard FM

The Operations Manager - Hard FM, will be accountable for the leadership and management of Building Engineering Services (BES) and Fire & Security (F&S) service and install operations within a defined span of control.

Through the effective management of a team of Area Managers, the Operations Manager will hold accountability for the successful delivery of the Operational P&L for BES and F&S, ensuring customer satisfaction and contract performance measures are exceeded, and ensuring that customer relationships are developed. The role will ensure the profitable contract performance through P&L analysis, the development of effective customer relationships, and ensuring that the Royal Mail operations teams are able to operate smoothly and effectively as a result of effective maintenance and security regimes.

The Operations Manager operates as a key member of the Hard FM leadership team, providing credible leadership on employee, customer and Union issues.

Key accountabilities (generally between 7 to 10 key deliverables)

* Responsible for the successful and profitable contract delivery of c£4-7m of income within defined geographical area
* Leads, motivates, supports and develops a team of Area Managers, ensuring that all people management processes are adhered to and a culture of performance management and continuous improvement is prevalent
* Acts as a proactive and positive member of the Hard FM leadership team, taking the lead on product-wide improvement programmes and projects, and ensuring that company programmes of work are rolled out in a consistent manner
* Undertakes a key customer interface role, particularly on key sites within specified geographical area, ensuring that PFS are visible, approachable and that the contract requirements and measures are clearly understood by their entire delivery team and the end user customers
* Analyses KPI and SLA performance identifies areas for improvement and drives improvement initiatives through management and delivery teams, as well as analysing and presenting outcomes
* Accountable for the implementation of the efficiency strategy, driving and exceeding the self-delivery productivity and cost reduction targets
* Responsible for the performance of key suppliers designated to the Operations Manager to 'Account Manage' in conjunction with Procurement
* Creation and distribution of key management information reports
* Accountable for development of local Union relationships, promoting and driving a collaborative approach to IR relationships
* Accountable for the tactical management /delivery of the scheduling process within their defined span of control
* Responsible for managing appropriate elements of employment procedures and processes, including disciplinary & grievance, attendance management and capability management and succession planning
* Responsible for energy monitoring and reduction within span of control
* Will be required to step up for and cover for Head of Head Services on occasion
* Available for senior manager call out rota when required

Key dimensions (e.g. this may include operational budgets, staff numbers, key areas of expenditure or impact)
* 3-5 direct reports
* P&L accountability of £5-10m
* Overall accountability for c50-60 employees
* Accountable for the delivery of agreed budgeted margins
* Accountability for safe and compliant performance of c200-250 sites across defined geographical area
* Accountable for the agreed SLAs across products and supply chain within their span of control

Key Skills, Experience and Qualifications required for this specific role

* Demonstrable experience of leading, supporting, managing and developing a team of Engineering Managers to improve performance
* Experience of undertaking performance management process and employee relations issues, including attendance management, disciplinary, performance management etc
* Strong understanding of BES and/or F&S contracts, with a level of technical understanding that enables gravitas with customers
* Demonstrable experience of P&L management, with a proven history of effective cost management and margin achievement
* Strong analytical skills, with the ability to review and analyse performance data, P&L information etc. to identify and implement improvement areas
* Strong presentation skills, with the ability to effectively create and deliver effective written reports and verbal presentations
* Excellent leadership skills, with the ability to positively influence
and customers alike
* Excellent knowledge of Health, Safety and Compliance legislation relating to BES and/or F&S
* Experience of developing relationships with Trades Unions
