The ideal background for this candidate would be someone with experience of working within High-Rise mixed use Residential

Main Purpose: Responsible for managing all site-based activities to ensure that

the projects are delivered on time, to the required standards
within budget, whilst maximising client satisfaction in order to
be able to secure contracts with the client.

Main Responsibilities: The following tasks are not in priority order
1. Provide accurate, timely reports to the Main Board Director on matters relating to the
performance of the project against contract requirements, highlighting any areas of
concern and how these are being managed.
2. To lead on all construction aspects of the division's work, providing strategic and
professional guidance to the Contracts Managers, Project Managers and other relevant
managers and colleagues as required.
3. To build effective partnering culture with the project teams and sub-contractors to ensure
collaborative effort is applied where appropriate.
4. Liaison with key stakeholders, project teams, sub-contractors ensuring the delivery of a
high quality project within contract timescales.
5. Provide advice and expertise on critical issues regarding the project to ensure its successful
completion within the set timescales and within budget.
6. Set targets, objectives and clear responsibilities for all supervised staff, progressively
monitor individual performance against the agreed criteria and conduct formal reviews of
performance in keeping within set time frames.
7. Ensure that Health and Safety legislation and company Health and Safety procedures are
adhered to.
8. Control and monitor each project and prioritise suitable time to each projects activity
9. Monitor and review quality internally.
10.Monitor and review quality externally e.g. design information being correct and available,
and inspire a culture of enquiring and challenging items.
11.Ensure contract construction programmes are available, accurate and that key dates are
met.
12.Review sub-contractors performance and take immediate steps to communicate issues
throughout course of the project.
13.Evaluate what is being built so that good practice is identified and discussed.
14.Examine system, programme and progress.
15.Provide ongoing support to the project team.
16.Liaise with clients / client representatives from the beginning of project through to post
contract.
17.Manage / communicate roles and responsibility for staff to ensure optimum return from
each operative.
18.Establish, encourage and review two way communication process between team members
and senior management.
19.Ensure the project is built to the correct specification.
20.Ensure site teams are maximising value whilst minimising cost.
21.Decide (plan and communicate) when to pass project on to maintenance team / aftercare
team.
22.Chair weekly / monthly meetings as required.
23.Monitor and review budgets and costs including liaising with commercial team to minimise
costs and maximise value.
24.Monitor sub-contract and labour only orders and review payments.
25.Ensure the project retains a good image and provides excellent visual impression.
26.Discuss and deliver training with teams to identify good practice e.g. allow for poor weather
conditions and impact on programme, pre-planning and programming, benefits of accurate
record keeping.
27.Negotiate with key stakeholders in relation to the project in order to be able to allocate
resources and manage project start-up.
28.Monitor supply chain performance.
29.Work closely with clients and business partners to develop future business.
30.Other appropriate tasks.

Knowledge, skills and experience required:
NVQ Level 4, HND, Degree or equivalent qualifications or equivalent experience
Practical site experience
Microsoft Office including Outlook, Word & Excel
SMSTS certificate
First Aid certificate
Scaffolding certificate
CSCS Card
Good communication skills
Assertive and strong persuasion skills
