Building Services Manager - Cardiff - Contract

My client are a leading Tier 1 contractor and require the services of a Building Services Manager for a High-profile project in Cardiff city centre.

They require the services of a Building Services Manager to carry out duties as follows:

Testing, Commissioning, Training and Hand-Over

* Hold regular commissioning meetings with all package sub-contractors to effectively plan, monitor and record progress of commissioning activities in the lead up to the commissioning phase, and during commissioning
* Monitor progress of preparation and review periodically content of sub-contractor O&Ms and as-built drawings for completeness, accuracy & compliance. Provide feedback and comments to sub-contractors for incorporation into final issue before issue to Client teams for review and acceptance
* Implement compilation of a training plan and review with all interested parties to ensure that an agreed plan is in place well in advance of project completion. Plan should identify dates, duration and content of proposed training to ensure that adequate training is provided in accordance with the contract
* Manage training process and obtain records for all training sessions to accurately record who has received training and when
* Manage commissioning process with particular emphasis on dependencies and interfaces with build elements and any client equipment or processes. Ensure adequate records and commissioning results are well documented in preparation for project completion
* Ensure that all requirements of statutory bodies (Building Control, Fire Officer, BREEAM Assessor etc) are met with regards to site inspections, demonstration and witnessing of tests
* Champion "Soft Landings" and play an active part of project Soft Landings team, taking lead to manage process when required, to ensure that any obligations with regards to soft landings are met

Post Construction and Project Completion

* Manage process for timely clearance of any defects and snagging identified at project completion. Provide aftercare support to building occupiers and Clients post project completion to maintain relationships and reputation of the company
* Manage any process required to meet contractual requirements for seasonal commissioning/soft landings/building user feedback
* Participate and lead where appropriate in any lessons learnt workshops or meetings with project teams, clients and the supply chain as deemed beneficial or necessary
* Assist project commercial team with valuation of the works and valuation of variations and contra charges associated with ME&PH packages when dealing with final accounts
